Rental Management Services
There’s a lot of paperwork and admin to juggle when you’re a landlord, so we offer a number of rental management services to save you from time-consuming and often difficult tasks.
We know not everyone needs all of the services listed below so we like to talk through your requirements and provide you with a bespoke package to suit you. If you opt for our full property management package, all of the following services will be included.
Valuing and Marketing your Property
We will value your rental property and provide you with a competitive price per calendar month. We will then market your property on our own website and on Rightmove.co.uk.
We will carry out tenant ID, credit and reference checks, and provide you with a suitability report.
We will draw up an assured shorthold tenancy agreement and provide you and your new tenant with a copy.
We will compile a property inventory and schedule of condition and give it to your new tenant when they move in. The tenant will be asked to check the condition of inventories against the schedule of condition. We will photograph any discrepancies and discuss these with you. A video option is also available.
Checking Tenants In and Out
We will check the tenants in on their moving day and check them out at the end of their tenancies. We will also renew tenancies for those tenants wishing to remain in the property, in accordance with your wishes.
We will read the relevant meters before the new tenants move in and notify the service providers of the readings and change of tenants.
We will collect the rent from your tenants on a monthly basis. If the rent is not received within three working days after the due date, tenants will receive a text and/or email reminder. If the rent is not received within seven working days after the due date, tenants will receive a reminder letter. If the rent is not received within 14 working days after the due date, Letting Genie will visit the property to resolve the issue. If the rent becomes overdue by a calendar month, Letting Genie will instigate legal proceedings, subject to prior agreement with you, the landlord.
We will register your tenants’ deposit within 30 days of receiving it, in accordance with the law.
We will carry out quarterly inspections to ensure the property is well maintained and in good working order.
Gas Safety Certificates
If your property uses gas, you will need to provide a valid gas safety certificate to all new tenants. We will arrange for an approved gas engineer to visit your property, check your gas appliances and issue the certificate. We will issue a copy to your new tenants before they move in. Energy Performance Certificates
If your property does not have a valid Energy Performance Certificate, we will arrange for an accredited domestic energy assessor to visit your property and carry out an energy performance check. An Energy Performance Certificate is valid for 10 years. Visit the government website for more information.
Electrical Safety Certificates
We will arrange for an electrician to visit your property to carry out electrical tests before your new tenant moves in. We will provide you and the tenant with a copy of the electrical safety certificates.
Maintenance and Repairs
We will ensure that your property is well maintained and arrange for contractors to carry out any necessary repairs as soon as they are needed.
Certificates for Tax Returns
We will provide you with certificates of rent and expenditure for your annual Inland Revenue tax returns.
Documentation for The Dispute Services
We will prepare all documentation for any deposit disputes that involve The Dispute Services.
Court Proceedings and Hearings
We will prepare all documentation for any court proceedings that may arise in relation to a tenancy. Letting Genie will also attend the related court hearings.
